MARKET CONDITIONS

The Boca Raton Real Estate market - Buyers market? or sellers market? that depends on who you ask! Buyers seem to think it is a buyers market, and sellers seem to think it is a still a sellers market. It is for this reason that the number is transactions has dropped so significantly. Prices may be a bit lower than the height of the market, but Boca Raton home prices are not down nearly as much as the number of sales.

The typical scenario goes something like this - I go on a listing appointment. The sellers looks at the comparabale properties in the area and concludes that he should list his house at 10% higher than the last sale. Then I show the property and after looking at the same comparables, the buyer decides the house is worth 20% less than the lowest sale in the last year. This typically leaves the buyer and seller $100k or more apart. No deal!

The Florida Real Estate market has been driven to a large extent by speculators. Anyone who bought real estate in Florida over the past 10 years has made money - even if they overpaid, they still made money.
